MyUglyHomeOffer is a real-estate investment company that buys residential properties for cash, often as-is. We may purchase a property directly or refer it to a vetted investor in our network. We are not a real-estate brokerage, lender, attorney, accountant, or financial advisor.

2. Not legal, tax, or financial advice

Nothing on this website or in any communication with us is legal, tax, financial, or real-estate advice. Selling a home has legal and tax consequences. You should consult your own attorney, tax advisor, or licensed real-estate professional before making any decision.

3. Eligibility and accurate information

To use our services you must be at least 18 years old and have legal authority to provide the information you submit. You agree that all information you provide about yourself and the property — including ownership, condition, occupancy, mortgage and lien status, and contact details — is true and complete to the best of your knowledge. We rely on that information to evaluate the property and prepare an offer.

4. Cash offers are estimates, not guarantees

Any number we provide before signing a written purchase agreement is a non-binding estimate based on the information available to us at the time. The final offer and any closing depends on, among other things:

Verification of the information you provided;
Inspection of the property and condition assessment;
Title review and lien search;
Market conditions and our underwriting at the time of close.

We reserve the right to revise or withdraw any non-binding estimate before you and we sign a written purchase agreement. Closing timelines are estimates and depend on title work and other factors outside our control.

5. No obligation

Submitting your property does not obligate you to sell, and our review does not obligate us to make an offer or to purchase the property. There are no fees or commissions for requesting an offer.

6. Communications consent

By submitting your contact information or calling us, you agree we may contact you by phone (including with autodialed or pre-recorded calls), text message, and email about your property and our services. Consent is not a condition of any sale. Message and data rates may apply. You can opt out at any time — reply STOP to texts or ask us to stop calling. See our Privacy Policy for more.

7. Acceptable use

You agree not to:

Submit information about a property you do not have the right to discuss;
Submit false, misleading, or fraudulent information;
Use our website to violate any law or third-party right;
Interfere with the security or operation of the website (e.g., scraping, denial-of-service, attempting to gain unauthorized access).

8. Intellectual property

The website, including its design, text, graphics, logos, and software, is owned by MyUglyHomeOffer or its licensors and is protected by copyright, trademark, and other laws. You may not copy, modify, distribute, or create derivative works from any part of the website without our prior written permission.

Our total liability for any claim relating to these Terms or our services will not exceed one hundred dollars (US$100), except where this limit is not permitted by law.

You agree to defend, indemnify, and hold harmless MyUglyHomeOffer and its affiliates from any claims, damages, liabilities, and expenses (including reasonable attorneys’ fees) arising out of (a) your use of the website, (b) information you submit to us, or (c) your breach of these Terms.

13. Governing law and dispute resolution

These Terms are governed by the laws of the State of Ohio, without regard to its conflict-of-law rules. Any dispute arising out of or relating to these Terms or our services will be brought exclusively in the state or federal courts located in Cuyahoga County, Ohio, and you consent to the personal jurisdiction of those courts.

15. Severability and entire agreement

If any provision of these Terms is held unenforceable, the remaining provisions will remain in full effect. These Terms, together with our Privacy Policy, are the entire agreement between you and us regarding your use of our website.
